  • What types of properties do you manage?

    Family residential homes to include multiple family properties up to 35 units. We also manage small commercial properties on a case-by-case basis.

  • What type of insurance do you carry?

    North Fork Properties meets all the required State of Idaho insurance standards up to and including general liability and error and omissions.

  • What is the average length of time it takes to fill a vacancy?

    10-30 days depending on the season and condition of the property.

  • What does your lease look like?

    Our Leasing Contract has been written and review by an Idaho Real Estate attorney to ensure North Fork Properties, Our Owners, and Our Tenants have all the protections afforded them by State and Federal Laws...

  • Do you perform regular property inspections?

    We perform regular drive-by property evaluations, and document bi-annual interior/exterior property inspections.

  • How does the eviction process work here?

    North Fork Properties can usually obtain a court ordered eviction for non-payment of rent within two weeks. This process is always handled by a Real Estate Attorney.

  • What are your management fees?

    Our fee structure is comparable to market rates and we provide value that exceeds market expectations. 

  • What do you charge for finding a new tenant and leasing the property?

    There is no charge for tenant placement or tenant turnover.

  • Do you charge a fee when my unit is vacant?

    North Fork Properties does not charge a fee while your unit is vacant.

  • How do you market your properties?

    Our marketing process is specific to each unit.

  • How do you screen prospects?

    North Fork Properties utilizes an online software to screen rental history, criminal history, employment, and credit history of each applicant.

  • Do you do direct deposits?

    Yes, we do!

  • Can tenants pay rent electronically?

    Yes, both Tenants and Owners have access to our online portal for functions such as rent payment, maintenance requests, and document storage.
